Every month
- Replace or clean HVAC filter
- Test smoke and CO detectors
- Run garbage disposal with ice and citrus
- Inspect under sinks for leaks
- Wipe down range hood filter
Every quarter
- Flush water heater (a few gallons)
- Test GFCI and AFCI outlets
- Check fire extinguisher pressure
- Inspect caulk around tubs, showers, sinks
- Walk the exterior for new cracks or damage
Spring
- Clean gutters and downspouts
- Inspect the roof from the ground with binoculars
- Service the AC before first use
- Power-wash decks, siding, walkways
- Check for winter damage to driveway and walkways
- Re-seed bare lawn patches
Summer
- Inspect deck structure and railings
- Trim trees away from the roof
- Touch up exterior paint
- Clean dryer vent
- Check sprinkler heads and coverage
Fall
- Service the furnace
- Clean gutters again after leaves drop
- Drain and shut off exterior water
- Reverse ceiling fans
- Seal foundation and exterior cracks
- Check weatherstripping and door sweeps
Winter
- Watch for ice dams after heavy snow
- Keep walkways clear and salted
- Monitor humidity (aim for 30-50%)
- Check attic for frost or moisture
- Run unused faucets briefly during deep cold
Annually
- Roof inspection (pro, every 2-3 years)
- Chimney inspection if you use the fireplace
- Septic inspection if applicable
- Termite/pest inspection
- Backflow preventer test where required
