Every month

• Replace or clean HVAC filter
• Test smoke and CO detectors
• Run garbage disposal with ice and citrus
• Inspect under sinks for leaks
• Wipe down range hood filter

Every quarter

• Flush water heater (a few gallons)
• Test GFCI and AFCI outlets
• Check fire extinguisher pressure
• Inspect caulk around tubs, showers, sinks
• Walk the exterior for new cracks or damage

Spring

• Clean gutters and downspouts
• Inspect the roof from the ground with binoculars
• Service the AC before first use
• Power-wash decks, siding, walkways
• Check for winter damage to driveway and walkways
• Re-seed bare lawn patches

Summer

• Inspect deck structure and railings
• Trim trees away from the roof
• Touch up exterior paint
• Clean dryer vent
• Check sprinkler heads and coverage

Fall

• Service the furnace
• Clean gutters again after leaves drop
• Drain and shut off exterior water
• Reverse ceiling fans
• Seal foundation and exterior cracks
• Check weatherstripping and door sweeps

Winter

• Watch for ice dams after heavy snow
• Keep walkways clear and salted
• Monitor humidity (aim for 30-50%)
• Check attic for frost or moisture
• Run unused faucets briefly during deep cold

Annually

• Roof inspection (pro, every 2-3 years)
• Chimney inspection if you use the fireplace
• Septic inspection if applicable
• Termite/pest inspection
• Backflow preventer test where required
